Many homes are a bit smaller in Old Towne with the average two bedroom Craftsman having about one thousand square feet of living space.  There are Craftsman homes with up to three thousand square feet and possibly up to five bedrooms.

Orange Home Prices

Home list prices have been increasing over the last five months in the city of Orange.  Homes have been on the market longer than they were in the beginning of the year and are averaging just over thirty days.  As you can see in the graph below, the median sale price is well below the listing price.  However, list prices are starting to trend back while actual sale prices are increasing.

Currently there are 119 listings in the 92867 zip code and the average listing price is just under $729K.  Homes in this area have an average of 37 days on the market. This is significantly shorter than the national average.   We have sen a decrease in the distressed market with just over 7% of the homes being sold as short sales and foreclosures.

Orange Park Acres sits in the east of Orange California and is a highly regarded equestrian community known for it's extensive trail systems.  It consists of approximately 640 acres and is developing into an area of large estate homes which is in contrast to the once rural community it was.




The community is served by the Orange Unified School District as well as many of the private schools nearby including Orange Lutheran High School.





It was in 1953 that the Orange Park Property Owners Association was created by then residents in a response to the threat of annexation into the City of Orange. They wanted to keep their rural community characteristics without influence from the City of Orange. There were approximately one hundred and fifty families living in the area at the time.  This way of life and development remained the same up until the 1970's

The 1970's saw much change and development for Orange Park Acres.  Thirty five homes were first developed in Grovewood in 1972.  Deerfield was also created bringing eighty homes to the area.  It was 1974 when the gated community The Wilderness was built with one hundred homes as well as horse facilities.  And in 1975, thirty-six equestrian homes were built one acre lots.   


One of the bigger years for development in Orange Park Acres was the year 1976.  Broadmoor was created with equestrian facilities, a lake and two hundred and two homes.  Forty-eight homes were built in Pheasant Run with horse facilities as well as another thirty five one acre properties in the equestrian community of Lazy Creek.  Twenty four half acre properties were built in the Kennymead Merkel development, also equestrian properties.


Orange Hill and High Horse Trails added an additional two hundred and twenty three homes.  Shortly there after, Orange Park Acres was annexed into the City of Orange resulting in the community it is today.  

The community of Orange Park Acres is varied and diverse with a culture that is all of its own.  You can find original homes and luxurious estates sitting side by side.  There are of course homes on smaller than one acre lots, but as the name implies, this is Orange Park Acres and the most sought after homes are on one acre lots.


The residents of Orange Park Acres are proud of their community and open space and are willing to work for the preservation and all that makes Orange Park Acres the special place that it is.  There have been battles over the years to develop what is left of the open space in the area.  Many believe that the personality of OPA would change should the open space be developed and higher density housing was built.  So far, the citizens have prevailed in keeping Orange Park Acres what it is and saving the open space for generations to come. Post-Modern homes For Sale In Orange, CA

The 1960's and post modern homes in Orange Ca 


Post modern homes and Joseph Eichler came together in the City of Orange around the 1960's. These homes have generated an almost cult like following with home owner's treating their homes like pieces of art or maybe a classic car.  The concept of the home was to bring the outside in and the first thing one will notice is the ample use of windows and simple floor plan.  

Joseph Eichler used well-known architects to design both the site plans and the homes and the first prototypes were built in 1949. 
Eichler's design came from a branch of Modernist Architecture which later became known as "California Modern".  This consisted primarily of post-and-beam construction with glass walls.  Eichler's home exteriors featured low sloping roofs and wood paneling with a 2" vertical pattern wood siding creating the sparse facades and clean lines synonymous with Eichler.

The interior was an open floor plan concept featuring many sliding doors and concrete slab floors.  The floors were outfitted with radiant heating through the use of heated water lines in the floor.  There was and extensive use of wood paneling in the home as well.  
Eichler created a very different home for those who had not long ago returned home from the war and most were comfortable with the typical boxy and segmented homes of the 30's. These post-modern homes first met with great resistance from home buyers and never were a source of great profit for Eichler.


This is no longer the case here in Orange.  Typically if you ask someone where do they live, they might tell you the Street name or maybe an area of town .  Such as, "I live in Old Towne" or "I live in OPA".  But if you ask someone who own's one of these special homes, the will immediately tell you they live in and Eichler.  Don't be surprised if they offer you a tour of there home while you are there.  Most do.

Chapman University and Old Towne Orange

Old Towne Orange Has Been Home to Chapman University Since 1861


Chapman University was founded in 1861 as Hesperian College.  Chapman University is located in the center of the downtown of Orange, or Old Towne as it is known.  The school sits on over 75 acres and currently has over 7,100 students attending.  Homes in Old Towne have always been highly sought after by locals and those attending Chapman alike.  Rentals within a mile or so radius are seldom available and if they do happen to hit the market, they are quickly grabbed by incoming students.

In 1934 Hesperian College was renamed Chapman College after the benefactor C.C. Chapman.  It was in 1991 that Chapman College had become a University and was one of the top-tier Universities in the country.  There are seven schools and colleges associated with Chapman and they are  Dodge College of Film and Media, Wilkinson School of Humanities and Social Sciences, Argyros School of Business, Schmid College of Science and Technology, College of the Performing Arts, Dale E. Fowler School of Law and the College of Educational Studies.

Chapman is currently raising funds to build a 140,000 square foot Center for Science.  The projected student attendance is over 12,000 in the next few years with a cap of 20,000 students.  

The city of Orange is a diverse and varied city.  From downtown with the Craftsman, Bungalows and Spanish Colonial to the equestrian homes of Orange Park Acres.  Old Towne Orange is reminiscent of middle America with Watson's Soda Fountain and Pharmacy which is over 100 years old to the fountain in the plaza where people gather to discuss days events or maybe protest a political event.  The fountain has also been known for the finishing spot of the Chapman Undie Run (unofficially of course).
