The Equestrian Community of Orange Park Acres ~ Orange, CA

What Will I Find In Orange Park Acres?

Homes in Orange Park Acres for Sale

Orange Park Acres sits in the east of Orange California and is a highly regarded equestrian community known for it's extensive trail systems.  It consists of approximately 640 acres and is developing into an area of large estate homes which is in contrast to the once rural community it was.

The community is served by the Orange Unified School District as well as many of the private schools nearby including Orange Lutheran High School.

It was in 1953 that the Orange Park Property Owners Association was created by then residents in a response to the threat of annexation into the City of Orange. They wanted to keep their rural community characteristics without influence from the City of Orange. There were approximately one hundred and fifty families living in the area at the time.  This way of life and development remained the same up until the 1970's

Curious what YOUR home might be worth? MyOrangeHomeValue.com

The 1970's saw much change and development for Orange Park Acres.  Thirty five homes were first developed in Grovewood in 1972.  Deerfield was also created bringing eighty homes to the area.  It was 1974 when the gated community The Wilderness was built with one hundred homes as well as horse facilities.  And in 1975, thirty-six equestrian homes were built one acre lots.

One of the bigger years for development in Orange Park Acres was the year 1976.  Broadmoor was created with equestrian facilities, a lake and two hundred and two homes.  Forty-eight homes were built in Pheasant Run with horse facilities as well as another thirty five one acre properties in the equestrian community of Lazy Creek.  Twenty four half acre properties were built in the Kennymead Merkel development, also equestrian properties.

Orange Hill and High Horse Trails added an additional two hundred and twenty three homes.  Shortly there after, Orange Park Acres was annexed into the City of Orange resulting in the community it is today.

The community of Orange Park Acres is varied and diverse with a culture that is all of its own.  You can find original homes and luxurious estates sitting side by side.  There are of course homes on smaller than one acre lots, but as the name implies, this is Orange Park Acres and the most sought after homes are on one acre lots.

The residents of Orange Park Acres are proud of their community and open space and are willing to work for the preservation and all that makes Orange Park Acres the special place that it is.  There have been battles over the years to develop what is left of the open space in the area.  Many believe that the personality of OPA would change should the open space be developed and higher density housing was built.  So far, the citizens have prevailed in keeping Orange Park Acres what it is and saving the open space for generations to come. So, if you have been looking for one of the most down to earth, prestigious equestrian communities in Orange County, Orange Park Acres is it.

Post-Modern homes For Sale In Orange, CA

The 1960's and post modern homes in Orange Ca

Post modern homes and Joseph Eichler came together in the City of Orange around the 1960's. These homes have generated an almost cult like following with home owner's treating their homes like pieces of art or maybe a classic car.  The concept of the home was to bring the outside in and the first thing one will notice is the ample use of windows and simple floor plan.

Joseph Eichler used well-known architects to design both the site plans and the homes and the first prototypes were built in 1949.
Eichler's design came from a branch of Modernist Architecture which later became known as "California Modern".  This consisted primarily of post-and-beam construction with glass walls.  Eichler's home exteriors featured low sloping roofs and wood paneling with a 2" vertical pattern wood siding creating the sparse facades and clean lines synonymous with Eichler.

The interior was an open floor plan concept featuring many sliding doors and concrete slab floors.  The floors were outfitted with radiant heating through the use of heated water lines in the floor.  There was and extensive use of wood paneling in the home as well.
Eichler created a very different home for those who had not long ago returned home from the war and most were comfortable with the typical boxy and segmented homes of the 30's. These post-modern homes first met with great resistance from home buyers and never were a source of great profit for Eichler.

This is no longer the case here in Orange.  Typically if you ask someone where do they live, they might tell you the Street name or maybe an area of town .  Such as, "I live in Old Towne" or "I live in OPA".  But if you ask someone who own's one of these special homes, the will immediately tell you they live in and Eichler.  Don't be surprised if they offer you a tour of there home while you are there.  Most do.

Chapman University and Old Towne Orange

Old Towne Orange Has Been Home to Chapman University Since 1861

Chapman University was founded in 1861 as Hesperian College.  Chapman University is located in the center of the downtown of Orange, or Old Towne as it is known.  The school sits on over 75 acres and currently has over 7,100 students attending.  Homes in Old Towne have always been highly sought after by locals and those attending Chapman alike.  Rentals within a mile or so radius are seldom available and if they do happen to hit the market, they are quickly grabbed by incoming students.

In 1934 Hesperian College was renamed Chapman College after the benefactor C.C. Chapman.  It was in 1991 that Chapman College had become a University and was one of the top-tier Universities in the country.  There are seven schools and colleges associated with Chapman and they are  Dodge College of Film and Media, Wilkinson School of Humanities and Social Sciences, Argyros School of Business, Schmid College of Science and Technology, College of the Performing Arts, Dale E. Fowler School of Law and the College of Educational Studies.

Chapman is currently raising funds to build a 140,000 square foot Center for Science.  The projected student attendance is over 12,000 in the next few years with a cap of 20,000 students.

The city of Orange is a diverse and varied city.  From downtown with the Craftsman, Bungalows and Spanish Colonial to the equestrian homes of Orange Park Acres.  Old Towne Orange is reminiscent of middle America with Watson's Soda Fountain and Pharmacy which is over 100 years old to the fountain in the plaza where people gather to discuss days events or maybe protest a political event.  The fountain has also been known for the finishing spot of the Chapman Undie Run (unofficially of course).

Olive Heights in Orange CA

Olive, California

If you would like more information on a specific neighborhood in Orange, CA
Real estate market data for Orange CA. provided by Darren Scott of Keller Williams Realty.

Call 714-426-3822 if you would like more detailed market information specific to your neighborhood.

Olive Heights which was Olive California is a small community in the northern part of Orange.  There were originally 63 lots that have been since subdivided into smaller plots.

Olive was originally part of a land grant to Jose Antonio Yorba which he named Rancho San Antonio.  The cities that were originally part of this 62,500 acre Rancho were Olive, Orange, Villa Park, Santa Ana, Tustin, Costa Mesa and
Newport Beach.

Olive Heights is adjacent to Eisenhower Park which sits to the east.  Olive is home to approximately 200 residents and is one of the best known "little" communities in and around Orange County.  The area has a boundary of Orange-Olive to the west and Lincoln Ave to the south and Eisenhower Park to the East.

The berm that Olive sits atop was created by a developer in the Olive industry sitting about fifty feet higher than the surrounding area.  Olive is said to have gotten it's name from two trees that grew out of the hillside there.  And as you may have noticed, olive trees grow very well here.

Olive was once an olive producing area and then in the late 1890's was identified as a citrus region due to it's rich soil and mild climate.  The Sunkist packing house was originally created as the Olive Heights Citrus Association in 1914.  The plant continued to operate until 1984 when the company merged with the Association in Corona.  A fire gutted the plant in 1988 and was finally razed in 1997.

Olive is small in size and many find it very desirable due to it's rural appeal.  Many of the homes pre-date the 1930's and have deep set backs.  You will also notice a lack of sidewalks and street lamps in the area.  The other benefit of this small community is the little amount of through traffic which helps create a peaceful and quiet neighborhood.

California was cede to the United States by Mexico with the signing of the Treaty of Guadalupe Hidalgo in 1848.  Many Californios lost their titles to the lands here.  Much of Olive was annexed to Orange in the 1960's but the flavor and character remain in Olive Heights.

When Olive was proposed for the city name, the postmaster asked for a different name as there was already an Olive California up north.  Lemon, Walnut and Orange were all suggested with Orange being the winning selection.

The children of Olive Heights would go to Olive Elementary School which is part of the OUSD.  Olive Elementary was closed for a short time due to lack of enrollment.  Click the following link for more information on Olive Orange Olive Elementary

Swimming pools, bbq and sunshine in Orange, CA

Why would I want a swimming pool?

With summertime just around the corner, many of our neighbors are getting their swimming pools ready for the coming heat and long days of summer.  A swimming pool is synonymous with Southern California just like surfing and our ever famous Orange County beaches.   Pools can range in size from small and quiet to large and extravagant.  What kid did not love playing in the water on a hot day even if it was just a hose with a sprinkler. For that matter, what adult ever said no to a quick dip in the cool waters of a pool?

The family with the swimming pool became the meeting place every day for every kid in the neighborhood during those summer days.  It was also the spot for many a barbecue with friends and family during the long Summer evenings.  Pruned fingers and toes, chlorine green hair and blood shot eyes were the norm.  The best part about the pool was, we didn't have to take a bath every day and for a young kid, that means a lot.

To have a pool means all of your child's friends would be at your house and under your own watchful eye almost every day of the summer.  What better way to supervise and insure the safety of just not your own child, but of others as well. Awe inspiring pool homes of Villa Park

Of course, a backyard is not just a pool, but a place for bbq's with friends, an outdoor room you might say made especially for summer.  It is an outdoor recreational facility, a place to relax after a long day at work, where you layout to improve that tan and much more.  Not sure about a pool?  Just find your floating mat and take a nap while gently rocking to the sounds of summer with a cold beverage by your side.
Orange Pool Homes For Less Than $600,000.00

Is the water a bit too cold?  Heating a pool is no longer a major expense either.  Toss out the old gas fired pool heater and replace it with solar panels.
With pool solar panels it is possible to extend your swimming season by as much as three months and have water temperatures up to the 80's and all by the power of the sun.  Installation is easy and can be done by the homeowner or I might suggest by a licensed professional.

To top off that outdoor living space, consider a patio cover or maybe a complete outdoor kitchen with a television, BBQ, refrigerator and fireplace.  Don't forget to include the sound system to pump out the best sounds of the season.  There are many styles to choose from including hard wired or Bluetooth speakers that look like rocks.  The Beach Boys always sound better when you are in the water.
The sky is the limit to outdoor living spaces these days and  only limited by your own imagination.  With so many electronics in our lives, would it not be better to spend time with your family outdoors this summer?

So when you are looking for your next home, consider a pool home.  It can create an outdoor recreational and dining area for your family, friends and neighbors and add value to your home.

Homes with a basement in Orange, CA

Why would I want a basement in my home in Orange CA?

Not many think of looking for a home with a basement here in Orange. One reason is that there just are not that many homes with basements.

If you find a home with a basement, it would have been built anywhere from 1900 to the present day with the majority of homes in that 1900 to 1930's.  Most of the earlier basements were smaller and used for boilers, furnaces or water heaters along with some storage. The newer homes built within the last fifteen years might have a basement that is used for a child's messy room, man cave or an extravagant media center.

Homes closer to Old Towne Orange would fall into that first variety.
The homes found here, an area of about one square mile, consist of homes from the 1870's to the 1940's. These homes are complimented by other buildings such as churches, the Santa Fe train depot, post office, packing houses and parks which had existed since the early days of Orange's inception. The City of Orange has one of the highest concentrations of historic homes in California and looking much like it did back in the 1920's.

The beauty of a basement is that many times it is "extra space" or a bonus room. They are not always valued in the price of the home and if finished properly can add that extra kick to the home's value when it is time to resale.

Think of your basement as a getaway or a workshop, a place to spend time with the family on a hot day,the ultimate family room or just the storage facility that you no longer have to rent.

If you are on the high end of the market, you may be interested in a basement with a bit more space.
Homes with this amount of space will be found in the east side of Orange and are typically built from 1981 to the present.

I believe the one thing that a basement is ideal for is the Ultimate Wine Cellar.  What a great way to dress up that dark and dusty basement than by creating a one of a kind  wine storage facility.  Spend a romantic evening at home with a loved one or perhaps an intimate dinner party with the best of friends.

There are many books, videos and how to segments on the internet these days that can guide you and even instruct you on how to build your own basement to your specific style and liking.

So if you find yourself looking for a new home in Orange, think about including a basement as one of your desires. You just may find that perfect home with that hidden jewel of a space, the basement.
